Ingleside Retirement Community at King Farm

Ingleside at King Farm is the area’s leading upscale retirement community featuring luxury apartments, assisted living, continuing care and a wide variety of amenities. The site includes a single building, an underground parking structure, an expansive entrance plaza, and multiple outdoor amenity spaces including a pond integrated within the outdoor recreation space and walking paths.

When designing and engineering the site, the biggest challenges were site grading, creating a fully ADA compliant pedestrian access to the site’s outdoor public spaces, and providing the proper site drainage.

Working closely with the project architect, landscape architect, and agency officials, Soltesz prepared designs to meet the site grading and drainage challenges while closely honoring the design intent of both the building architecture and the landscape architecture.

Soltesz, in conjunction with the project geotechnical engineer, engineered a unique flowable clay liner system to expedite construction and ensure a stable water level within the pond. Additionally, Soltesz secured a Maryland Department of the Environment Groundwater Appropriation permit to allow for a well to be constructed supplementing the pond volume.Additional Project Images:
