The Carnegie at Washingtonian Center
For the development of the Carnegie at Washingtonian Center, Soltesz provided preliminary planning, entitlements, and final engineering for this 8.5-acre site housing 310 units of senior independent living, assisted living, and memory care facilities in a prime location of Gaithersburg, Maryland. Off Interstate 270 near the Washingtonian Center, the site is within walking distance of the Rio Washingtonian Center and near the Crown Farm housing development.
Soltesz provided preliminary planning during the early stages of the development, supporting entitlements, designing sketch plans, site grading, stormwater management concepts, and utility plans. Soltesz coordinated the permitting process with WSSC, the City of Gaithersburg, Montgomery County Department of Permitting, and Maryland Department of the Environment. Soltesz extensively coordinated with the full design team consisting of architects, structural engineers, and geotechnical engineers to design a topographically challenged site that provided for the unique needs of the project due to the large footprint and proposed building use.
After receiving necessary approvals and permits, Soltesz provided services for final engineering documents that included sediment control, additional topography, and the design of 19 onsite ESDs providing over 4 acres of stormwater management.
Because of the local knowledge and expertise of the Soltesz team, we were able to provide substantial value to the project team by heavily supporting the permitting process with the City of Gaithersburg.
