Konterra Town Center
Soltesz assisted in the design of the Konterra Town Center East and Business Park projects, a 488-acre mixed-use, transit-oriented development.
Just north of the Washington Beltway and bounded by Interstate 95, Contee Road, and the Intercounty Connector, Konterra Town Center is a comprehensively planned, smart-growth design project anticipated to be the urban nucleus of Konterra and focal point of the Baltimore-Washington Corridor. In total, the plan calls for over 600 homes and a Town Center featuring upscale retail, shopping, and dining expected to generate over 12,000 new local jobs.
Soltesz is providing comprehensive engineering, surveying, entitlement, and planning services for the project. These services include Conceptual Plan design as well as project covenants and guidelines for site and architecture. Soltesz engineered several major Stormwater Management facilities and coordinated with MSHA to facilitate the design and construction of the Intercounty Connector (ICC) Project and the Contee Interchange along I-95.
For the Konterra Business Campus, which included transforming a quarry site to office/flex buildings, Soltesz provided engineering, surveying, and construction stakeout services. Given the extensive scope of this project, there were multiple state and municipal agencies in which to coordinate plan approvals, with the potential to stall or significantly alter the project. The Konterra Business Campus is planned to include 1,000,000 SF of space over 135 acres, with approximately 570,000 SF of space already completed.
Soltesz successfully coordinated with the appropriate review agencies to keep the project moving forward. Agencies included Maryland State Highway Administration, WSSC, Department of Public Works and Transportation, Maryland Department of the Environment, and Prince George’s County Sediment Control District. Soltesz prepared design plans for stormwater management quantity basin and several mechanical quality control structures, a forest stand delineation, storm drain plans, paving plans, sediment control plans, water and sewer plans, final earthwork, and water and sewer authorization for on-site systems. Additionally, the firm provided water and sewer construction observation, storm drain and stormwater management observation, storm drain record drawings, and water quality structure record drawings.
