Soltesz completed planning, surveying, and civil engineering services for Holy Cross Hospital.
Holy Cross Hospital, located on a 14.21-acre parcel located at the southeast corner of Forest Glen Road and Dameron Drive, north of the Capital Beltway in Silver Spring, Maryland included a new 7-story patient tower of approximately 219,000 SF along the southern edge of the property. The project also extended the existing 4-story parking garage located in the northeastern portion of the property, along Forest Glen Road, resulting in approximately an additional 115,000SF and 346 parking spaces. The project included demolition of the old Central Utility Plant in the rear and provided for new mechanical space under the tower. This work allowed the Hospital to convert up to 180 existing semi-private patient rooms to all private rooms, provide enhanced surgical services, and otherwise address the public need for more efficient and effective healthcare.
Soltesz provided planning, surveying, and civil engineering services for this project through the Special Exception Phase. Soltesz performed the final engineering for stormwater management in order to complete designs under the 2000 Maryland Department of the Environment Design criteria. Stormwater Management (SWM) design for the project was highly involved due to the development history of the property, which has taken place in 6 separate building phases over the last 50 years; 3 occurring since 2000. As a result, a variety of existing SWM measures were pieced together on the property. Soltesz’s SWM design was required to bring all SWM devices within the project area up to current code. A combination of retrofits and new devices were used in 6 separate areas. A green roof was included in the project’s tower as part of the SWM design. Several techniques were used to screen the garage extension from the adjoining residential neighborhood to the north and parkland to the east, including vegetated screens, berms, and dense mature landscaping. The project is registered under the Green Building Council’s LEED rating system for a Gold rating.
