Located in the historic Town of La Plata, Heritage Green is a mixed-use 1,100-acre golf course community. This project consists of the Master Plan development of 3,170 residential units, 500,000 square feet of commercial space, and a 2-mile four-lane parkway to serve 10,000 new residents. Obtaining numerous permits from various agencies within such a short timeframe provided Soltesz with a substantial challenge. As the project is the first neo-traditional design within the Town of La Plata limits, Soltesz had the challenge of creating and processing its own design standards with regard to zoning, layout, street standards, and utility design. In addition, due to the size of the overall development, the project was phased into approximately 12 separate sub-projects, each with its own permitting requirements.
The Soltesz Solution
To ensure critical paths in permitting were addressed to meet – and even at times exceed – the client’s schedule, Soltesz delivered the leadership needed to manage this project and provide seamless coordination with agencies on various levels. Communication at each phase allowed Soltesz to obtain permitting for grading, erosion and sediment control, water, sanitary sewer, a CSX rail at-grade road crossing, non-tidal wetlands, and floodplains while keeping the project on course.
